Cancún has 52+ hotels and places to stay covered in this guide, led by Nizuc Resort & Spa, Kempinski Hotel Cancun and Le Blanc Spa Resort. Each entry below includes the practical details — what it costs, when to go, and how to plan around it.

Cancún is a Caribbean resort city on the northeast tip of Mexico's Yucatán Peninsula, split between a lively downtown (El Centro) and the Hotel Zone, a 22 km strip of white-sand beaches between the Caribbean Sea and Nichupté Lagoon. It is the main gateway to Isla Mujeres, the Riviera Maya, and Maya sites such as Chichén Itzá and Tulum.

Accommodation overview

Cancun's accommodation splits into three zones. The Hotel Zone (Zona Hotelera) is a 22 km barrier island along Blvd. Kukulcan, marked by kilometre posts from Km 0 near downtown to Km 21 at Punta Nizuc, and holds the beachfront resorts and nearly all of the all-inclusives, from budget properties at Km 3-6 to luxury resorts such as Nizuc at Km 21. Downtown Cancun (Centro), around Avenida Tulum and Avenida Yaxchilan, offers business hotels and hostels at a fraction of Hotel Zone rates and is connected to the strip by the R-1 and R-2 buses. Puerto Juarez, at the northern edge of the city, has the ferry terminal for Isla Mujeres, while the Playa Mujeres and Costa Mujeres resorts sit about 25-30 minutes north of downtown. Prices run from about MXN 350-500 (approx. USD 20-29) for a hostel dorm bed to well over MXN 15,000 (approx. USD 857) for a luxury all-inclusive suite in peak season.

Booking tips

Get the best deals and avoid common mistakes.

Tip

Peak season is mid-December to April and the Easter and spring-break weeks; book Hotel Zone resorts 3-6 months ahead for those dates

Tip

Hurricane season runs June to November; September and October carry the lowest rates and the highest storm risk, so choose flexible cancellation

Tip

Check the Km marker in the address: Km 3-9 faces the calm Bahia de Mujeres, while Km 10-21 faces the open Caribbean with stronger surf and wider beaches

Tip

Sargassum can affect some Caribbean-facing beaches from spring to autumn; Km 3-9 on the northern side is generally less affected

Tip

Downtown hotels cost a fraction of Hotel Zone rates, and the R-1 and R-2 buses reach the strip for about MXN 14 (approx. USD 0.80) per ride

Tip

Many Hotel Zone resorts add a mandatory resort or environmental fee at checkout; confirm what is included before booking

Tip

Some resorts closed for renovation in 2025-2026 (for example Hard Rock Hotel Cancun, reopening is expected in December 2026); confirm current opening status before booking
