The property is operated by a Thai family who have managed it for over a decade. The building is a simple two-storey concrete structure with around a dozen guest rooms, each equipped with air conditioning, a ceiling fan, a double or twin bed, a wall-mounted television, and a private en-suite bathroom with a hot-water shower. Room interiors are basic but maintained to a clean standard. No balcony or sea view is available from standard rooms, as the building faces the soi rather than the waterfront.

A communal breakfast area on the ground floor serves Thai-style breakfasts — khao tom rice soup, toast, eggs, and fresh fruit — and coffee each morning. The guesthouse does not operate a restaurant for lunch or dinner, but Patong's dense supply of beachfront restaurants, food courts at Jungceylon mall (a five-minute walk), and street-food vendors covers dining comprehensively.

The family-managed atmosphere distinguishes Baan Rim Haad from the large resort strip. Staff are familiar with repeat guests, willing to assist with motorbike rentals and taxi bookings, and offer practical local knowledge about restaurants and day-trip operators that larger hotels rarely match. The guesthouse is particularly well suited to couples and solo travellers who want a Patong base at budget prices without the dormitory environment of a hostel.
