Vila Umicevic is a small family-run guesthouse on Kalimanjska street in Tivat, a town on the western shore of the Bay of Kotor best known as the gateway to Porto Montenegro — the luxury superyacht marina and mixed-use development that has substantially transformed Tivat's waterfront profile over the past decade. The marina complex is approximately 1.5 km from the guesthouse, reachable in a 20-minute walk along the seafront or a short taxi ride. Tivat Airport, one of Montenegro's two international gateways, is located just 3 km from the property and accessible in under 10 minutes by car — a practical consideration for arrivals and early departures.

The property is a modest two-storey villa set on a quiet residential side street, surrounded by a garden with shade trees and a terrace where guests can take morning coffee away from any road noise. Rooms are simply decorated with functional wooden furniture, air conditioning, and private bathrooms. A shared kitchen is available for light self-catering, and WiFi is available throughout the building.

There is no restaurant on-site, but the guesthouse is within walking distance of Tivat's town centre where a good selection of konobas, pizzerias, and café-bars are clustered around the central park and the seafront promenade. The Prevlaka peninsula, the Lepetane ferry crossing to Kamenari on the opposite shore of the bay, and the start of the Vrmac hiking ridge are all within a short drive.

Vila Umicevic is run by members of the Umičević family, who can provide practical local guidance on beaches, seasonal transport connections, and day trips around the Bay of Kotor. It appeals most strongly to travellers who prefer a quieter, residential base — particularly those arriving by air who want something closer to the airport than the resort hotels on the Budva riviera, or those using Tivat as a mid-trip transit stop while exploring the bay.
