Hotel Avenida occupies a mid-rise building on Avenida da Independência in central São Tomé City, situated within a few minutes' walk of the central market, the Praça da Independência, and the waterfront promenade. The surrounding street is one of the city's busiest commercial strips during the day, making it easy to access banks, pharmacies, internet cafés, and transport to other parts of the island without needing to take a taxi.

The hotel is independently operated and serves a mix of visiting NGO workers, government contractors, regional business travellers, and leisure visitors who want reliable mid-range comfort in a central position. The building itself is functional rather than architecturally significant, but it has been maintained to a standard above the budget guesthouses on the same avenue while keeping rates well below the larger beachfront properties.

Rooms feature air conditioning, private bathrooms with hot water showers, satellite television, and free WiFi. Standard rooms are modestly sized with practical décor; superior rooms are larger and some have city-facing windows with views over the rooftop line toward the bay. All rooms have the quiet of a closed corridor rather than direct street access. The rooftop terrace is an informal gathering point in the early evening, particularly valued for catching sea breezes that make the upper level more comfortable than the street below during the afternoon heat.
