Rupar Mandalar Resort occupies 12 acres of tropical gardens on Mandalay Hill Road, at the base of Mandalay Hill in northern Mandalay. The Kuthodaw Pagoda — home to the world's largest book inscribed on 729 marble slabs — stands immediately adjacent, and the staircase ascent of Mandalay Hill begins within a few hundred metres. The Mandalay Royal Palace and moat are roughly two kilometres to the south.
The property comprises 28 independent villas constructed in traditional Burmese teak, incorporating pitched multi-tiered roofs, carved wooden screens, and deep verandas that reference historic palace architecture from the Konbaung dynasty. The design integrates interior and exterior spaces: each villa opens to a private garden or terrace, and air circulation through louvred screens reduces the need for artificial cooling. Villa interiors are furnished with handwoven Myanmar textiles, dark teak joinery, and locally produced ceramics. Bathrooms are generous, incorporating outdoor rain showers in the upper categories.
