The property's layout differs fundamentally from Juba's standard hotel concepts: individual one- and two-bedroom villa units are positioned apart from each other within the compound, each with its own small garden plot, creating a level of privacy unusual in South Sudan's lodging market. The style reflects the garden-compound model of high-end accommodation common in East African capitals, blending low-profile construction with extensive soft landscaping.

Each villa is furnished to a meaningfully higher standard than surrounding mid-range properties, with proper bedsteads, quality linens, private bathrooms with hot-water fittings, and fully equipped kitchenettes including refrigerators and cooking rings. Air conditioning is installed in all units. The kitchenettes make Acacia Village particularly well-suited to guests on extended assignments — NGO project staff, diplomatic personnel, and contractors who prefer self-catering over relying solely on hotel catering.

No formal restaurant operates on-site, but a communal dining and lounge area is available, and staff can arrange meal deliveries from vetted local caterers on request. The garden setting provides genuine outdoor space that is rare in central Juba, with shaded seating beneath the acacia canopy for morning and evening use. There is no swimming pool or spa.
