Dream Hotel occupies a mid-rise building on Seoul Street in Ulaanbaatar's Sükhbaatar District, approximately 700 metres north of Sükhbaatar Square and close to a dense concentration of local restaurants, international cafes, and retail options that line the surrounding blocks. The neighbourhood has developed considerably since 2010 and now represents one of the more active commercial areas of central Ulaanbaatar, sustaining late-evening foot traffic from restaurants and bars within immediate reach of the property.

The hotel was designed around a boutique concept uncommon in Ulaanbaatar: the interior favours dark timber, exposed brick features, ambient lighting, and considered material selection over the generic mid-range hotel aesthetic prevalent in the city. Guest rooms are fitted with quality mattresses, good-quality linen, flat-screen televisions, air conditioning, and en-suite bathrooms with rain showerheads. Rooms are compact but use floor space efficiently. Superior and deluxe room categories add additional area and better natural light; corner rooms on upper floors offer partial city views toward the surrounding hills.

The in-house restaurant serves a menu that blends Mongolian ingredients with contemporary presentation: airag-marinated meats, dishes seasoned with Gobi desert salt, and seasonal vegetable preparations are offered alongside a short standard international menu. The bar adjacent to the restaurant maintains a considered spirits selection and a compact wine list. The rooftop terrace is the hotel's most distinctive amenity: open during the warmer months from approximately May through September, it provides 360-degree views over the city skyline and surrounding ridgelines and functions as an informal bar and social space in the evenings. Laundry service is available with 24-hour turnaround. The hotel appeals primarily to design-conscious independent travellers, creative professionals, and city visitors who prioritise atmosphere and character over room square footage.
